Hamdan bin Mohammed discusses progress on Al Khawaneej housing project

His Highness Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai, Chairman of the Executive Council of Dubai and Chairman of the Higher Committee for Development and Citizen Affairs, today reviewed the progress of a housing project being developed for citizens in Al Khawaneej 2.

During the visit, His Highness Sheikh Hamdan bin Mohammed said that ensuring the family stability of citizens, providing them with decent living conditions and improving their well-being are among the main priorities of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the United Arab Emirates and Ruler of Dubai.

“The citizen housing program is under my direct supervision and our goal is to establish unique residential communities designed to bring comfort and happiness to Emirati families.”

Richly Adorned with vast green spaces and open expanses, the project ensures that residents can move around safely and comfortably without relying on vehicles. The design of the area features visually appealing entrances, shady paths adorned with trees, and a variety of public amenities to enrich community life.

Residential Villas Model

Upon arrival at the project site at Al Khawaneej 2, SS was welcomed by Mattar Al Tayer, Commissioner General for Infrastructure, Urban Planning and Wellbeing, and Omar Bu Shehab, CEO of Mohammed Bin Rashid Housing Establishment.

The project has 1,050 diverse residential units, including 128 individual villas, 410 duplex villas and 512 semi-detached villas. The project also has a shopping and service center, exclusive paths for pedestrians and cyclists, children’s play areas, a park and a daycare center.

HH inspected three models of residential villas, which stood out for their efficient use of space, seamlessly integrating interior and exterior designs to meet the needs of Emirati families. The individual villas span an area of ​​7,000 sq ft with a built-up area of ​​5,080 sq ft and feature five bedrooms. The duplex villas are situated on a 5,000 sq ft plot, with a construction area of ​​4,490 sq ft and also house five bedrooms. Meanwhile, the area of ​​the semi-detached villas varies between 4,000 and 5,000 square feet, with a constructed area of ​​3,943 square feet, comprising four bedrooms.

Citizen welfare

Omar Bu Shehab emphasized that the Al Khawaneej 2 housing project underlines the leadership’s dedication to improving the well-being of citizens by creating a comprehensive residential environment that meets their needs and prioritizes comfort and safety. He highlighted that this initiative, aligned with the highest standards of urban planning, is part of the Mohammed Bin Rashid Housing EstablishmentAmerica’s broader strategy to meet the projected housing needs of citizens and improve their quality of life over the next two decades. Furthermore, Bu Shehab mentioned that the establishment is simultaneously working on the implementation of five housing projects, including those in Hatta, Al Aweer, Wadi Al Amardi and Oud Al Muteena, with the overall goal of benefiting more than 2,200 Emirati families by 2025. .

Sustainability of land stock

In line with the objectives of the Dubai Urban Master Plan 2040, The citizens’ housing strategy aims to meet the demand for housing for the next 20 years. This approach involves careful allocation and planning of the emirate’s available land to ensure the sustainability of the land stock in accordance with established guidelines and criteria.
