Residents of The Torch in Dubai Marina were aware of the fires that hit the building in recent years. Just a few days ago another fire was reported. Despite this, most tenants have no plans to move out of their homes.

On Thursday night, a fire broke out in the building, which originated in the restaurant on the ground floor. Emergency teams, from firefighters to police and ambulances, rushed to the scene and brought the situation under control. No residents were injured and no evacuation was necessary.

The scene was not new to those who lived in La Antorcha for years.

In August 2017, a fire broke out due to a discarded cigarette butt, causing a fire that forced many of the tower’s 475 residents to seek temporary accommodation. Prior to this, in February 2015, the same building suffered a massive fire that started on the 51st floor, causing alarm throughout the community.

To some, these may seem like big red flags, but for many of the building’s residents, the pros still outweigh the cons. The biggest advantage? Cheap rentals.

Considering Dubai Marina is a prime urban neighborhood with dazzling skyscrapers, “the rent at The Torch is significantly lower compared to other buildings in the area,” said Anu Tiwari, an expat who lived there for years.

One renter, who wishes to remain anonymous, said “the affordability coupled with a stunning view of the city is truly remarkable.”

“I can see the entire Palm Jumeirah and other neighborhoods of Dubai from my apartment, I find immense value in residing here,” said the resident.

Lower rents

Rent for a one-bedroom unit at The Torch starts at Dh90,000 a year, according to popular property websites. This is almost Dh10,000 less than similar units offered between Dh98,000 and Dh100,000.

Two-bedroom flats start at Dh135,000, much less than the Dh148,000 to Dh150,000 rent in a nearby building.

A one-bedroom apartment rents for an average of Dh90,000 to Dh110,000 a year in Dubai Marina, while a two-bedroom apartment costs between Dh128,000 and Dh157,000, according to Rera.

Accessibility, emergency response.

In addition to the affordable rent and beautiful views, Tiwari said the strategic location was a big advantage. “The tower is in an area where you can easily reach Sheikh Zayed Road and avoid rush hour traffic,” she said.

“The security of the building and all the other amenities are also good,” he added.

Another resident noted that although there were fire incidents, they were all handled well. The last one was published quickly.

“The tower is well equipped with all fire safety tools,” says the tenant who lives on a high floor.

The management had also taken steps to improve security measures and reassure residents. “They have been proactive in implementing safety protocols. Despite the occasional scare, I feel relatively safe knowing there are measures in place to mitigate the risks. “I hope these incidents do not happen again,” the resident said.
