The Sharjah Real Estate Registration Department has linked ownership and usufruct deeds to the UAE Pass, making it the first government department in the Emirates to provide this service.
Customers of the Department can download property and private benefit titles (property titles, joint ownership titles, usufruct titles or joint usufruct titles) through the UAE application on their mobile phones, according to a statement issued on Sunday.
The UAE Pass is the first national digital identity for all citizens and residents of the Emirates and allows users to access the services of local and federal government agencies in a simplified and secure way, without the need to visit government service centers .

Sharjah’s property market has seen unprecedented demand and growth since allowing non-Arab citizens to purchase property in the emirate. This led to a massive flow of investments from investors from Asia, the Middle East and Europe, among others.
“The Department wants to provide an easy and seamless experience to customers while using our services. We want them to complete their transactions efficiently, quickly and effectively,” said Abdul Aziz Ahmed Al-Shamsi, director general of the Sharjah Real Estate Registration Department.
Al-Shamsi added that this new offering is in line with the Sharjah Executive Council’s directives for digital transformation.
The Sharjah Real Estate Registration Department reported a significant increase of 13.1 percent in transaction volume, reaching a considerable figure of Dh27.1 billion in 2023, the highest level recorded since 2017. The diversity of nationalities investors expanded to an impressive 103, representing a remarkable 21.2 percent. growth compared to 2022. Non-Arab foreign investors experienced a staggering 165 percent increase in transaction volume and a substantial 131.7 percent increase in the number of properties traded, while mortgage transactions reached a notable value of 7.5 billion dirhams.
