Revealed: The best neighborhoods to consider for different types of home seekers in the country

The United Arab Emirates offers living options to suit the needs of all those who call the country home. Whether affordable units or surrounded by green spaces and luxury options, there is a home for every resident.

Property portal Property Finder used data from the last 12 months to reveal the best neighborhoods to consider for different types of home seekers in the UAE. The findings are based on Data Guru, a new set of features for obtaining property information and data, which the real estate portal recently launched.

Economic

In Sharjah, some of the budget neighborhoods include Al Khan (one-bedroom apartments available to rent for around Dh23,000); and Muwaileh (around Dh20,000 a year).

In Al Furjan, Discovery Gardens, Dubai Investment Park, Dubai Land, Dubai Silicon Oasis, Jumeirah Village Circle and Dubai Sports City, one-bedroom apartments cost around Dh46,000 a year to rent and Dh532,000 to own.

“Al Qusais, Deira and Bur Dubai also have many affordable options to offer,” Property Finder said.

Green areas

Sharjah’s Aljada offers a variety of affordable housing options, along with Al Rahmanya and Tilal City. The average rental price for a studio apartment in Aljada is around Dh23,000 per year, while the ownership price for a two-bedroom villa is around Dh1,392,000.

In Greens, Jumeirah Golf Estates, Al Barari, Mirdif and Damac Hills, the average rent for one-bedroom apartments costs around Dh67,000 a year, with property priced at Dh893,000.

Luxury

Business Bay, DIFC, Downtown Dubai, Dubai Marina, Palm Jumeirah and Jumeirah Beach Residences offer a variety of premium facilities. The average rent in these areas for one-bedroom apartments is around Dh110,500 per year, while property is around Dh1,626,500.

Al Majaz and Maryam Island offer luxury living, with median property prices for two-bedroom units costing around Dh638,000 and Dh1,026,000 respectively.

Premium properties offer island-style living in Yas, Al Maryah and Saadiyat.

Familiar

Al Barsha, Arabian Ranches, Al Furjan, Motor City and Dubai Silicon Oasis are the best addresses for families.

Areas include Al Khan, Al Qasba and Al Taawun, with a wide range of supermarkets, schools and shopping centers nearby.

Al Marjan Island, Mina Al Arab, Al Nakheel and Al Hamra Village offer services for both parents and children.

With average rents of around Dh62,000 a year for a one-bedroom apartment, Al Raha Beach is one of the most popular family communities.

Beachfront living

Popular areas include Al Sufouh, Jumeirah, Dubai Creek Harbour, Dubai Marina and Palm Jumeirah. One-bedroom apartments cost around Dh103,000 for annual rentals, while property starts at around Dh1,372,000.

People are also considering coastal communities such as Al Marjan Island and Mina Al Arab. Al Marjan offers two-bedroom apartment options with average costs of around Dh53,000 for rent per year and Dh1,038,000 for ownership.
